Gigaland is a land development company focused on one of the most consequential infrastructure challenges of our time: identifying, entitling, and delivering the land that the data center industry needs to grow.

We operate at the intersection of real estate, infrastructure, and digital demand: working in high-growth corridors where grid capacity, land availability, and community conditions align to support large-scale development. Our work begins long before a shovel hits the ground. We evaluate parcels, navigate complex entitlement processes, engage local governments, and structure development commitments that reflect the genuine interests of the counties we work in.

What We Do

Data center development is not simply a real estate transaction. It requires deep coordination across power infrastructure, zoning law, environmental review, and community relations. Gigaland manages that entire process, from initial site identification through entitlement and delivery, so that when a site reaches the market, it is truly ready.

We identify underutilized land in high-demand corridors where existing or planned transmission infrastructure supports large-scale development. We manage the full entitlement process: zoning, permitting, and regulatory approvals with transparency at every stage and active engagement with the communities we work in. We structure binding development commitments covering water infrastructure, road improvements, tax contributions, and local hiring, ensuring each project delivers measurable, lasting value to the county.

Gigaland is built on the belief that successful land development requires more than capital and permits; it requires trust. We engage early with county officials, community stakeholders, and infrastructure partners to ensure every project is structured for long-term success. Transparency is not a strategy for us. It is a standard.

We do not pursue approvals by minimizing opposition. We pursue them by earning genuine support through open communication, honest answers to hard questions, and development commitments that are binding, not aspirational.

Why Data Centers

The demand for data infrastructure is accelerating.

Artificial intelligence, cloud computing, and the digitization of the global economy are driving a sustained and growing need for purpose-built facilities. That demand requires land; the right land, in the right locations, with the right infrastructure in place or planned.

Data centers also represent one of the most attractive economic development opportunities available to Virginia counties. They generate significant tax revenue with minimal demand on schools, roads, or emergency services. A well-sited data center campus can materially improve a county's fiscal position for decades, without the service burden that residential or retail development carries.

Our Standard

Gigaland evaluates every initiative by asking if it truly works for the county, the local community, and the supporting infrastructure. If a project does not clearly meet these criteria, it does not advance. This selective approach provides us with the necessary foundation to execute our developments with certainty and long-term stability.
